Romanazzi Design goes beyond the selection of colour palettes and furnishings and apply knowledge to the development of construction documents, occupancy loads, healthcare regulations and sustainable design principles, as well as the management and coordination of professional services including mechanical, electrical, plumbing- all to ensure that people can live, learn or work in a safe and functional environment that is also aesthetically pleasing and brings a sense of wellbeing.

This includes a proposals’ reviews and bids by outside subcontractors prior to the building phase and then coordinating efforts with field personnel. Once in the field, conducting site inspections of the contractors work, Romanazzi Design also ensures contractors’ performance conforms to the client’s contract stipulations and authorizes approval for their payment.

Each design project is developed in full consultation with the client to clearly outline deliverables and scope of the project including any products or works (function and aesthetics), timing and budget.

Furniture, Fixtures and Equipment refers to a wide assortment of products that includes systems furniture, loose furniture, artwork, accessories, signage, planters, window coverings and other equipment that have no permanent connection to the structure of a building or utilities. Besides, aesthetics, FF&E involves a lot of technical and legal issues: specifications should be durable, functional, and meet the sustainability, budgetary and safety needs of the project.

It begins with a detailed research which will lead to the selection of the right pieces and the creation of a mock up. Once approval is received, the pieces will be specified and a purchase order will be placed on the client’s behalf. Once this stage is completed; Romanazzi Design is responsible to keep a close eye on the production, lead time and shipment of the pieces ordered. At the last stage Romanazzi Design carries a preliminary inspection and manage the installation of the full FF&E.

Operating Supplies and Equipment refers to hangers, towels, dishes and glassware, mattresses, linens and bathroom items. Many of Romanazzi Design’s OS&E projects come as an extension of our FF&E procurement. This stage is adding that extra touch to the interiors already designed organically with the client.
